I am 28 years old earning $3000 and have around $30K in my CPF OA. How much can I borrow from the bank or HDB. What is the cash amount that I have to fork out for the HDB flat. Please note that I am eligible to buy a flat as both my wife and I are Singaporean. This will be our first flat purchase. However, she is not working and has no CPF contribution. We are open to either buying a new flat or resale flat.

Hi Sir,

Based on the limited information given, you should be able to purchase a HDB resale flat in the range of about $340,000, if you taken into account all the Grants that you may be eligible for.

As for Cash outlay, if you're taking a bank loan, you will need to set aside up to 5% of the purchase price, which based on a $340k purchase works out to be about $17k. The balance can be from your CPF-OA. If you're taking HLE, the maximum Cash you need to set aside would be $5000 (minimum would be $2), being the option and exercise fee for the OTP. The balance can be paid via CPF-OA.
