Hi,

Private property owners need to wait out 30 months first after selling their private property before they are eligible to apply new BTO or SBF. They also have to fulfill prevailing new BTO/SBF eligibility conditions.

Further, you cannot apply with single name, have to apply with both you and your spouse name since both of you are legally married and considered one family nucleus in HDB point of view to be eligible.

For buying resale HDB, just need to wait out 15 months after selling private property. Same condition applies, both names must be included to be eligible for resale HDB.

HDB flat applicants above the age of 55 do not need to fulfill the 30-month wait-out period before they can proceed to apply for BTO unit. However, one of you do not fulfill that requirement. It is not possible to register the BTO under your name as the law deems the married couple as an entity.
