Good evening,

As foreigners, you are eligible to purchase leasehold condo in Singapore. You can obtain maximum of 80% loan if this is you’re first property. ABSD of 15% is payable by cash. Standard stamp duty of 3% and legal fee are payable too.

Good day,

As a Malaysian holding S-pass. This is still defined as foreigner under property procurement.

Cash outlay for government tax:
Basic Stamp Duty: 3% of property selling price
Additional BSD: 15% of property selling price

Bank loan, suppose you are eligible for 80% loan (this is the maximum you can get)
And since you are holding S-pass, implying you are not contributing CPF, thus you have to pay 20% in cash of the property selling price. Otherwise, 15% could be pay using CPF.

Legal cost: $2,500 to $3,000
