I and my husband are singapore PR and we are planning to buy a HDB (3 rooms) near marsiling MRT. Our budget is around SGD80000 (to include downpayment, agent fee, stamp duty, cov & other misc cost). Would it be possible to get a HDB within my budget?

Morning Adeline,

Let's have a breakdown of expenses you have to pay in cash.

If you are taking bank loan, downpayment will be 5% cash, 15% CPF.

Agent commission will be 1% of purchase price.
COV could be anywhere from $15k to $30k.
Resale application fee: $60
Valuation report: $180.50

Morning Adeline,

Your $80k cash have to be split into the following components, based on the average valuation of $310k:

* 20% downpayment (minimum 5% cash and 15% CPF)
This would increase your cash requirement if you do not have enough CPF)
* Legal and Stamp fee: $6500 (Payable by CPF, based on purchase price of $330k)
* COV of $20k, based on purchased price of $330k against valuation of $310k)
* Misc Expenses: $350 (includes HDB admin fee, valuation report, property tax refund, etc)
* Salesperson commission: $3600 (inclusive of GST)

As you know your current CPF status better than I do, you should be able to roughly estimate whether you have enough to proceed further. Alternatively, do feel free to contact me for further discussion.
