I am a SPR With 54k in my ORDINARY Account in CPF. Have cash of around SGD 85K .I want to buy a property of around 700-800k , wanted your advise regarding same ( 2 bedroom or 3 bedroom ) rand my age is 45 years, Understand Banks will give 80 % Loan , 3% will be my stamp duty and what about the lawyers fees -

Hi Prosanto,

Typically the bank you take the loan from are likely to subsidize up to a certain percentage of your legal fees.

Perhaps I may recommend 1 unit to you. $784k nett price for NV Residence 764sqf 2 bedrooms on #13. Projected rental yield is around 4.5%. Estimated TOP is in Q1 2013. Price only applicable until 9 August 2012.

Afternoon,

Let's do some basic caluclation based on 80% loan:

5% of $800k: $40k cash
15% of $800k: $120k cash + CPF
Stamp Fee: $18,600 (if you are SC or PR)
Legal Fee: $2,800

As at this moment, you have $139k but you need $181,400. Hence you are short of $42,400.

Your loan of 80% will be $640k and if you take 25 years loan, your monthly installment will be around $2750, based on 2% interest.
