I am a student from Shanghai, China and would like to rent a whole HDB or Condo apartment with my friends for our upcoming campus life in Singapore. We prefer a 2 or 3-bedroom apartment so that everyone can enjoy their own privacy and hope to live near NUS. The rental period is estimated to be 12 months since January 2021. I would like to ask 2 questions. First, if we choose to sign contract with the agent who published the apartment on Property Guru, do we have to pay him/her the agency fee? Second, since the COVID pandemic makes it difficult to check the accommodation on the spot for foreign students and renting a whole apartment might involve complicated legal procedures, are we highly recommended to turn to a house agent for help?
