I am a tenant moving out in 6 weeks time. My landlord's sofa is now more torn than before. We never jump on it or did anything except sitting on it. It's a small 2-seater leather sofa. Didn't inform owner when we first spotted a tear because it was too minor. But after putting on sofa cover, we found more tears underneath and the torn part extended further. I know owner is likely to deduct from deposit as what I deem as fair wear and tear might be a damage for him. But is there a way to reduce the cost? My questions: 1- Is it better to inform him now rather than wait until handover day? 2- Would it work if I offer to leave our waterproof sofa cover? The sofa has been used by previous tenant for 2 years but no tear. I have been using it for 2 years now. If the owner would rather deduct from my deposit, how do I ensure he didn't overcharge? Sofa would be attainable for $150 only from the market for brand new. Please advise if you have had any similar experience. TIA.

Hi Stella, at the end of the day, everything is negotiable and as long as landlord can agree and is fine with your suggestion, then both sides will be happy to move on.
