Hi Jery,
Personally i think Mayfair Gardens (TOP 1985) will fetch a better resale (capital gain) compared to Sherwood Towers (TOP 1980).

Both developments are in the D21 vicinity but Mayfair cosmetic gives itself a higher market value and still give out an exclusive feeling of staying in a private property.

However not really the same for Sherwood Towers. Its cosmetic is pretty run down and the highway facing the development will give itself a difficult selling point.
