Its great to know that u want to invest on properties in S'pore. According to me East of S'pore has developed a lot and have higher chances of getting rental yields coz of nearer to the sea. You can get a new development with full condo facilities and sea view property at around 1.4/1.5M for 3 rms.
For example.
Property price 1,500,000
Sample Mortgage CalculationLoan Amount (80% of price): S$ 1,200,000
Interest Rate (SIBOR + 1%): 2.5625%
Term of Loan: 30 years
Monthly Payment: S$ 4,781
Monthly Rent: S$5700/5900

So you see, you save about S$1000/1200.
