I am now living at Sengkang. However, I plan to buy a flat at Ang Mo Kio due to personal reason. Do I sell my flat first or do I look for one first. I do not want to be in a situation that I need to sell my house urgently, I have holding power.

Morning Flo Flo, Since you have indicated that you have holding power, I would assume that you do have sufficient funds to pay for the 20% downpayment. With such case at hand, you can opt to hunt for your unit first and only start marketing your unit once you have secure something to your liking. DO feel free to contact me for further discussion. Hi Flo Flo, Your post sounds abit contradicting to me since you mentioned that you have holding power, yet you do not want to be compromised to sell urgently. Technically speaking, COVs for most Sengkang units are on a low or even below valuation while many AMK units still have pretty decent COV being transacted although not as high. Are you prepared to sell below value and buy above value? If you do not wish to be compromisd into selling urgently, the obvious choice will be to sell first before purchase but you will be put into a position of having to buy urgently although it will be in a more controlled situation as you may opt to purchase a unit which may not be your first choice due to the pricing. Good day miss flo flo If financing n your budget permits , I prefer to buy first before selling , Will have the advantage to renovate next house properly and shift once only , After vacating your sengkang hdb , it might be easier to present/sell a vacant neat house. Your sengkang hdb need to be sold within 6months from collection to your AMK hdb. If done the other way sell before buying , You will have to rush to buy n renovate , Highly unlikely enough time to renovate properly , You might have to shift twice if cannot renovate in time.
