Good morning Ms,

you guys are eligible to buy a private property and hold on to HDB as long as MOP is fulfilled and one of you is a Singaporean.

Just wondering what's the ownership configuration? 1 owner 1 essential occupier?

Do take note that you will need to bear additional buyer's stamp duty of 17% (solely under husband name) or 25% (solely under you or combined purchase).

Will you guys explore other options to enjoy tax savings?

Yes, since your household is considered a Singapore Citizen household, you are eligible to purchase a 2nd residential property without disposing your current HDB. Nevertheless, with the Additional Buyer's Stamp Duty significant, it is advisable to work out your sums proper before embarking onto the home search. Yes its possible to purchase a condo as 2nd property in your scenario, if the finances are sufficient. Do note 17% ABSD will apply for Singaporean 2nd residential purchase. There will also be lower LTV loan amount if this is outstanding home loan and CPF OA restrictions for 2nd residential property.

I would like to compliment Mr Ivan Ng for his professional work and effort.I sent my first post in Jan 2019 and Ivan replied promptly, so I have decided to contact Ivan for follow up. Hi,

1) Both of you can buy a 2nd property since there is an SC element in the HDB ownership.
2) If you intend to buy a 2nd property for investment you have to be aware that you are subject to ABSD (Additional Buyer Stamp Duty) apart from the normal buyer stamp duty.
3) Using your name to buy a 2nd property you will be subject to a 25% ABSD.
4) Using your husband's name will be subject to a 17% ABSD for his 2nd property owned in Singapore.
5) The next thing you have to be aware of as well as is the loan amount.
6) If there is still an outstanding loan in the current HDB flat, then the 2nd mortgage loan you could receive would be limited to 45% instead of 75%.
