Hi Siti,

There must be certain reasons or motivations behind your plan and decisions. As it involved a sell and buy transaction, I would say the market is homogenous in terms of if you sell high, you will likely buy high and vice versa.

Expectations will also need to be calibrated as I have clients whose units are in its bare original condition looking for $50k COV for sale but only offered $20k COV for a fully renovated house for their purchase which is almost impossible.

If I am able to know more about what your motivations and plans are, what your family needs are behind the decision, I would then be able to advise better, in terms of where do you intend to move to so on and so forth.

Hi Siti,

My opinion is that if you are looking to sell and buy back another unit (aka downgrade), it does not matter whether the prices are high or low. Because in a bad market, you sell low and buy back low. In a good market, you sell high but also buy back high.

If your concern is regarding whether your EA can be sold, please rest assured that every house is sellable, but of course your asking price must be realistic. If the market calls for 500k and you wants 600k, of course this is out of the question.

The current market reception for EA and EM is still good and healthy. In respect to your concern, it would be good to do a financial evaluation to under how much profit you are likely to make from the sales. Understand what you are looking at after the sales and work something out to suit your needs.
