Average COV for your area will be in the region of $30k.Factors affecting the COV the prospective buyers will be willing to pay will be unit facing/ orientation, conditon , level, etc.
As for Bt Batok St 25 EA flats, there are 3 units for sale now commanding asking about $20-$30k COV.
I would bring you for viewing first before we will proceed with your selling as it is takes a longer time to secure a dream home nowadays as units are rare.It would also be more ideal and comfortable for you to see your dream or target homes first before we start to market.
A average home in your estate price correctly will only take 2 - 3 weeks to sell.
