I am selling my condo and intends to get a HDB to stay near my son school.

When I sell away the condo, can I purchase a resale flat off the market immediately. One banker told me I need to wait 30months now?

If this is possible I will fully paid the HDB from the proceeds of my condo. I will also intend to buy a private property, do I need to fulfill the MOP of five years, even if I am staying in the HDB, since HDB will be very near my son primary school.

Dear Mark,

After you sold your condo, you can buy HDB resale flat immediately. The only restriction is that you cannot buy direct from HDB or get any grant.

Yes, after you buy the HDB flat despite fully paid, you still need to fulfil the 5 years MOP before buying another private condo.

A:Yes, you may purchase a HDB resale flat immediately.

A: That is provided if you intend to apply for CPF housing grant or HDB housing loan for your next purchase of a HDB flat.

Hi Mark,

The wait of 30 months applies only if you are taking a HDB loan or Housing Grant. In your case, you will need to sell first and get a bank loan for your purchase of HDB resale flat or either fully paid off. You will need to fulfill 5 years of MOP before you can purchase a private property, irregardless the HDB was fully paid or under bank/hdb loan financing. Afternoon Mark, If you opt to sell away your condo to purchase resale HDB unit with bank loan, you are not required to fulfill the 30 month debarment. This is only applicable is you are looking at getting a subsidized unit. With the current ruling, it mandatory to fulfill the MOP of 5 years, regardless of the mortgage status of your HDB unit. Do also note that only PR are eligible to keep their HDB unit, upon fulfilling MOP, and yet purchase another private property. Do feel free to contact me for further discussion.
