yes, u do need to pay the agent comm.
however, some charge 1 mth & some 1/2 & some even $0..

when u pay peanuts , u get monkeys ;)

Yes, you will need to pay commission. For agent servicing the landlord, for a 2-year lease, you will need to pay him 1 month of rental rate. For 1 year, is half month.
