May I know what do you mean by bf CPF? I think the issues to think about will be whether either property location is somewhere you foresee yourself staying at in the future? Or whether the properties are too old and can still fetch a good price by the time you decide to sell them.

Starting the property journey is to build wealth through property earlier, the lessons and experience gained, or capital gains made can help to put you in a better stead in life in the future. Buying at a young age also allows longer loan tenure which older buyers cannot enjoy. And you can always reassess the property portfolio again next time to align for your needs. Just my 2 cents

    It means before CPF. Both properties are in Woodlands, my parent’s HDB is at least 30 years old and the condo is around 10 years old. I’m currently staying in my HDB with my parents and I’m satisfied.

    I’d love to move nearer to the central region. Although, I’m concerned about the impacts of the inheritance, especially when I buy a HDB (resale or BTO) - I’d have to sell it within months, once I inherit my parents’ properties.

    Private property seems well out of my reach currently.
If you can afford to own one at this point in time, you should. Take property as a form of forced savings.

The key term relevant to your inquiry is "eventually." Do you have a specific timeframe in mind for when you might inherit the assets, and in what order of merit?

Here are the hurdles that need to be addressed:

1. At your current age, you need to establish a family nucleus to be eligible to purchase an HDB unit. Are both of you ready for this commitment?
2. Besides the CPF Housing Grant, how much additional loan do you both need to secure to obtain the desired type of housing?
3. If the inheritance occurs before the Minimum Occupancy Period (MOP) of your matrimonial unit, you will need to decide on which unit to keep.
4. Keep in mind that every Singaporean can only own one HDB unit.

Hi, when you inherit their property, you will have to sell away one of them as there is a HDB involved which will require you to observe a 5year MOP and it will mean having to not own any private property at that point of time. The 1room private property will probably be too small for you as most likely you will be starting a family. If you are considering other areas, you can consider BTO in the central region and see what you want to do by then.

Hi,

1) Note that you are in a good position if you can manage to buy a residential property now. No ABSD incurred.
2) We can't forecast whether ABSD will be removed in the future. So, I will advise according to current situation.
3) You will be forced to dispose (sell) the 5-rm HDB flat due to lack of eligibility. This is based on your current marital status.
4) Thus, can only keep this 1-rm condo eventually for passive income. No ABSD incurred under inheritance circumstances.
5) So, you have the choice on which to stay, interited property or the one you've bought.
6) If you didn't buy now, you will be subject to a 20% ABSD on the 2nd residential property you buy after the inheritance.
