I saw a lots of oversea properties that give "rental guarantee" for over a period of time, like New Zealand an Australia. I would like to know, what happen after the rental guarantee period? How do we find a tenant after the guarantee period?

Hi Starry Chan,

Many of these companies give rental guarantee as an assurance that you will be able to rent out your property. At the end of the guarantee period, you may have difficulty finding a real estate agent (in NZ or Aust), to get a tenant for you. Especially when you are physically here in Singapore.

Generally the company that sold the property to you also has a local agency presence in NZ and Australia. Once the rental guarantee is over - they will be approaching you to assign them the exclusivity to help you rent out your property.

They will advise you of the agency fee accordingly.

So hence you do not need to be too concerned about having difficulty finding an agency to represent you to look for a new tenant.

But if you are concerned about not being able to see your property being rented out or not being able to know who your tenant is - and have lots of concerns about the security of your property in a foreign country. Then I advise you not invest in overseas properties, least it cause you more distress than the returns are worth.
