It's not a disadvantage to owners if the intention of the agent is to advertise for the units which are not already listed in propertyguru by the principle agent.

Not all principle/main agent uses propertyguru.

Therefore, it's an advantage to owners since you're getting more exposure in this case. I personally have many "no cobroking" listings for the same reason, and often with permission from the main agent; especially if he/she has the exclusive.

This display status helps to filter off unnecessary phone calls from agents. And yes, in hope of getting direct buyers for the main agent, and thus still benefit the owners.

IMHO, a better phrase for it, is "Already co-broked". Maybe propertyguru admin may want to consider using this phrase or adding it as an option too.
