Came across a few condo ad and after contacting the respective agents, I realised they all are advertising for the same unit! Hence question:
1. Does that means the owner is desperate to sell?
2. How do I know who is the real agent for the seller? What sort of question can I try asking to get the answer?

Dear prospective buyer,

Such arrangement is what our industry term as open listing, meaning the owner did not sign any exclusive marketing agreement with any agent, thus, all the agents are representing the seller. This does not necessary mean that the owner is desperate but perhaps could be due to their beliefs that having more agents market the property means more outreach to prospective buyers.

There is no need for you to ask any question to find out who is the real agent for the seller. More importantly, you need to ensure that you are familiar with the entire purchase process so that you do not fall into any form of unnecessary legal implications in the process of purchase. Hi,

1) This is known as open-listing in the industry.
2) It means multiple agents were engaged to do the same job.
3) This does not mean the seller is desperate to sell. This only means the seller doesn't understand how the market works or doesn't trust one agent can do the job, or because there are multiple sellers and they prefer to engage their agents to do the work.
4) All-in-all, there are many reasons behind it. So not necessary it is in desperation.
5) You may ask the agent to show the CEA agreement between the seller and the agent to confirm they are genuine.
6) Of course, you can also ask for proof of ownership if you are really keen on buying.
7) Before asking for proof, you have to be sure that you're keen on purchasing and not just asking for the fun of it.
8) Another way is to engage an agent to assist in your purchase. You still don't need to pay any commission to the agent as of now. This will be changed as in the near future, the CEA is working on this matter. Thus, the private condo buyer will have to pay a commission to the agent in the buying process in the future.

Hi,

Having multiple agents marketing a unit does not mean that the Seller is desperate to sell the property.

A listing with multiple agents advertising can have a few possibilities. I know of teams working together on 1 listing. The strategy is for all the agents in the team blast out the ads to flood the market, so that potential Buyer will surely "not miss out" on the listing.

There can also be different agents who are not in the same team marketing the property, this is deemed as an open listing. In this case, the Seller will only pay commission to the agent who manages to close the deal.

Also, if you're looking to purchase a condo, why do you need to know the real agent for the Seller? If you engage an Agent to act for you in your Purchase, you need not pay any commission. So, why not engage an Agent to do the work for you and save yourself Time (=money)?
