I would like to purchase a studio at High Park Residences with budget around $680k. I am quite tight at the finances but I would like the weigh the risk of buying for own stay at least 10 years horizon. Can anyone able to help me to analyse the capital appreciation in 10 years period of the studio unit 398 sqft in High Park Residences? Noted the location is a bit prohibitive to most people as I need to find my exit route via selling it off with somewhat OK appreciation in about 5% compounding interest gain after offsetting the loans etc.

No one is a fortune teller here to be able to analyse the appreciation in 10years. Most analysts are only projecting the trend on a yearly basis, since government measures introduced can impact the price growth or slip easily.

The bare minimum we can say is that given that you are purchasing a place, while a portion of the monthly repayment goes into the interest for the loan you have undertaken, a significant portion goes into the principal amount which can be viewed as forced savings, which is definitely better than paying monthly rental to help another property owner pay off his or her property. At the end of your loan term, the property will be yours and there should still be good lease balance.
