If I want to purchase a private property (e.g Condo). How much can I use from my CPF? And how much must I retain in my CPF?

Currently, I am using my CPF to finance my HDB flat. And is about to finish the loan.

Not sure if I should pump in more money to pay back my current loan or remain status quo, while building up more funds in my CPF to purchase another property? By the way, am not planning to sell my current HDB flat if I were to purchase the private property.

Hi Camel,

The key to property investment would be your financial status and holding power. Then you can follow up by deciding if you want a unit with higher capital gain or is it easier to rent out for with/without higher rental yield.

As you can use CPF to pay for your pte property, the advice would be to let your CPF finish the loan. Since you can top up the cash to buy private property anyway.

There are 2 ways to do this:

1. Leveraging
2. Pay of Loan First and any remaining use for the purchase of condo.

For No 2: Loan 80%. Cash 20%.
5% must be in cash from your own savings.
15% From remaining CPF you have
If your CPF is not enough you may have to put in more of your own savings.
