I'm 36 years old and intend to buy a 4 rm resale flat. My annual income is about 55000 and my cpf and savings combined is about 300000. What is the maximum price of a flat that I can buy based on the debt ratio set by the government? I've no debts.

Hi,

Based on the limited info you have shared and due to MSR of 30%, your max loan attainable should be around 274k, thus a good figure to work with for price will be around 540k. alternatively you may want to consider condo projects where your max loan can be higher as MSR does not apply. If you are debt free, getting a loan shouldnt be any issues but you will need to undergo the assessment to determine the max loan amount and tenure that you will be eligible for.

Evening,

With your combined annual income, assuming that there is no variable component, you should be able to get loan of around $400k to $450k. With that, you should be able to purchase resale unit of around $650k to $700k, after factoring the legal and stamp fee. However, that would also be subjected to whether you are taking bank loan or HDB loan.
