I can assume you are buying a HDB flat. The Seller will pay for his agent fee while the Buyer pays his agent for his representation. The fee is payable at 1% of purchase price for buyer.

Seller and buyer have to pay the agent respectively.
Of cos u can choose to DIY buying but my 2 cents worth,its worth to get a good agent for u so the agent could help u arrange for all the viewings online and to advise on the rules and regulations and also to do up the paper work for u according to Ensure all smooth dealings. Negotiations for u a good price as the agent represent and protect your interest,if u go direct (DIY) anyway missing out of documents it may cause delay in your purchase.
