I'm current single owner of an old 3-rm flat with outstanding hdb loan balance of $120k and cpf used + accrued interest of $210k. I'm planning to downsize to 2-rm resale flat. Is it a wise decision if i sell my current 3-rm for $390k to move into 2-rm resale which cost $379k? What will my next hdb loan amount be based on?

Your next HDB loan need to be around $120k+ if based on estimated sales proceeds of $50k+ $210k+ refunded CPF OA funds (provided you dont need to set aside for FRS). Eventual HDB loan amount will based on your income and age.

You can also check with the banks for In Principle Approval for your loan amount to be able to work out some financial flow.

Looking at your numbers, you are estimated to generate approximately $60k in cash proceeds from the sale of your current place prior to your next purchase.
