My hdb has just meet the mop and is fully paid sa account 100k cpf abt 100k cash 100k
My wife do not want to sell our hdb as we r currently renting out two rooms we are willing to pay the absd to buy our second property and rent it out
Any advise on what to get for investment resale vs new condo and how many needed shd we get?

It depends on the objectives, may I know if you are looking more at wealth creation or recurring rental income? Either way, purchasing in a growth area zoned for future infrastructure developments inferred from the master plan will be something to focus on in my opinion.

Hi,
Both resale and new condo both have pro and con. For example, resale, one of the most common pro will be the sales will be completed faster and start to rent out immediately.
However, other factors are more critical such as location and the future potential development happening around there (new masterplan in 2019). For example, a condo located within a few sch will tend to attract family and thus if your flat is big, it sill stand a high chance to secure a rental from family.

Dear Mdm,

It may not be advisable to keep your HDB and pay the ABSD as it will take many years for you to recover the tax that you paid with your rental income. Moreover, statistics have shown that as your flat aged, the value will also depreciate.

You may want to consider a new launch to invest in as you may not need to decide whether you want to sell the HDB now as you will have until TOP to decide should you want to sell the flat and get back the ABSD.

Getting a new condo will also enable you to enjoy a higher potential of capital appreciation in the future. I am happy to show you and share with you more on the information and data I have gathered to support my view.
