Is it lawful to ask the tenants to pay pro-rata rental if they break the lease, for both HDB and Privates properties? Some contracts do not have this clause.
Please advice.

most TA will include a clause to ensure that the tenant compensate the remaining period or find an alternative replacement without rental loss...if break lease.
