It is possible to do so as there could be some elderly downgraders from landed homes who are used to space looking into bigger HDB units and they do not need a long lease period for the HDB. More importantly, the space must be comfortable for their family to come visit them, to accommodate the children and grandchildren.

In today's sellers market situation, all HDB houses can be sold. But if you have the intention to sell it, it is better to make a move now. With CPF and HDB loan requirement of a person needing to purchase a house that last them till 95 years of age or their CPF usage or LTV will be prorated, we can see that the pool of buyer eligible and willing to purchase that kind of flat will be smaller in the future. Moreover, we will not know for sure which direction the HDB market will be heading. With HDB launching more BTOs and government imposing cooling measures out of a sudden, we are unsure whether the price appreciation trends of HDB houses currently can last for how much longer.
