It's always possible to get multiple chefs to cook the soup but what will be the possible outcome? Given the fact that you will be paying one of them, what assurance do you have that all will compete fairly and deliver you the best possible price? Smart employers engage one right person to get the job done, promising that the job is his and paying him when the task is done within expectations.

Hi Rocky,

After going through the series of advise given by my fellow professionals, I believe you would have the answer right now that you can engage the services of multiple salesperson in assisting you in sale/purchase/rental requirements. In addition, they have also painted the advantages of engaging a sole salesperson or disadvantages of engaging multiple salesperson.

In usual retail market, it is always good to have a wider array of choices for you such that you will be able to pick up the best deal or rather the best deal will be your choice. In real estate industry, often clients will have this concept that the more salesperson they engage in to assist in their needs, the wider the network will be in terms of potential prospects. This is likely to be true, however as what Mike has pointed out, knowing that there is competition, there will be chances that salesperson will outbid one another in pricing (marketing at lower price) in order to attract more buyers' calls which is likely to result in higher chances of closing below the true potential price of the property.

My advise to my prospective client whom I do not know prior to the appointment we have is to engage at most 3 salesperson for the service and give them a time frame to work on the deal. Whoever closes the deal within the time frame will win, however, should it extend to more than a month, the client should by then know who is doing a better job and shortlist this salesperson as the main person to deal with. In this way, I believe it will be fair for the salesperson who is more capable. My team has been the preferred choice on numerous occasions as we have dedicated salespersons operating closely, thus, in engaging only 1 of us as contact point, it is equivalent to engaging multiple salesperson.
