Dear landlord,

As a landlord, if you have the capacity to undertake the marketing of a property, as well as have the knowhow of conducting the entire rental transaction, you are able to DIY your own rental transaction but advertising on this portal is not allowed as PropertyGuru only allows agents with a paid subscription to put up their listings for sale or rent.

I'd just like to highlight that renting out a property isn't just about advertisements, but alot of times, also depend on network established. Are you comfortable in paying for advertisements without guarantee results? I have spent over $33,000 on PropertyGuru advertisements alone last year and not all advertisements generated responses therefore not all advertisements lead to closings. There were perhaps more misses than hits to speak about, thus I'd say that it is to your benefit to engage the services of an agent given that the commission applicable is only upon a successful transaction. Meaning you do not spend a single cent on marketing until the tenant is found and the beautiful part about this is that the agent fees can be built into the monthly rental expected, thus the tenants are the ones indirectly paying the agent fees instead of you.

By engaging the service of an agent, you have additional benefits too as we are required to conduct legislative checks on all tenants, thus this significantly reduces the risks of you as a landlord from renting out to a rogue tenant or illegal occupant.

If the above sounds great, I have additional details to you that if I am currently the administrative manager of a social community made up of more than 14,000 expatriates (incoming and current expats) and they maybe your source of tenants, thus I am able to match your units to these expatriates on top of the regular outreach that is done by an agent.
