Are you likely renting a commercial unit with 30 days rent free period for fitting out. This is usually included in the 2 years unless otherwise stated.

I have been in the real estate business since 2009, with more than 14 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

We are offering our clients a complimentary first consultation without obligations (Absolutely FREE!). Schedule for your FREE session today!

Check with the owner perhaps and look into the details of the tenancy agreement. The difference here is 1 month more rent to be paid since it becomes 25 months lease. how big a difference is it to you with this 1 month?

I requested for 30 days rent free period from LL’s HDB shop & to begin tenancy on 16 Feb. LL told me that the 30 days rent free is not counted in the 2 years lease. So I’m confused. If that’s the case, when should my lease starts and end? When can I get the keys to start the renovation?

My Answer with regards to your Question:

https://singaporeofficespaces.com/common-office-rental-terms-and-practices/

In Singapore, the rent-free period is typically included as part of the overall lease duration. If you have a 2-year lease with a 30-day rent-free period, it means that the total duration of the lease is 2 years, and the tenant is not required to pay rent for the specified 30 days.

The rent-free period is a concession provided by the landlord to the tenant, and it is factored into the lease agreement. It is not an additional period on top of the lease duration.

For example:

- If your lease agreement specifies a 2-year lease with rent starting from the 1st day of the 2nd month (allowing for a rent-free 1st month), then the tenant would pay rent from the 2nd month onward for the next 24 months.

- If there is a specific 30-day rent-free period mentioned, it means that the tenant is not required to pay rent for those 30 days, and the lease period remains 2 years in total.

Always review your lease agreement carefully to understand the terms and conditions, including any rent-free periods, grace periods, or other concessions provided by the landlord. If you have any doubts or if the terms are not clear, it's advisable to seek clarification from the landlord or property management.

Pls call me to run through the case on a consultation basis to be more EFFICIENT & EFFECTIVE, Easier to SOLVE ISSUES based on DISCUSSION Route of going through POSSIBLE DIFFERENT POSSIBLE SCENARIOS.
