For one of the listing on property guru, we had signed the tenancy agreement for 1st of May 2023 which had clearly included 2 occupants. However, HDB registration was only done for 1 tenant nd the landlord failed to register the second tenant. It is clearly mentioned in TA that “In the event that HDB approval is not granted then all monies paid to the Landlord shall be refunded to the Tenant and this Tenancy Agreement shall become null and void.” Due to this the contract become null and void. It’s been 14 days already that the contact terminated. However, the landlord has not given back the security deposit of two months of S$5.7k. At that time the landlord agent said that landlord need to return you the money but they (landlord) have used the security money in medical expenses and have no money to return. Later the agent said they need some time, now it’s been 14 days but neither they have returned any of money nor they are defining any timeline about when they will return money. Please guide what to do?
