Dear CG,

Only those above the age of 21 can legally own property in Singapore, however you can hold the property in trust for him/her such that your child is the beneficial owner of the property until he turns 21.

Often times, banks would have an issue granting a mortgage over trust property, however since you are paying in full cash there is not such problem.

You should seek the advice of a lawyer to structure the necessary for you.
