I've had my unit listed with two property agents for almost a year, but we have yet to secure a buyer. I'm considering bringing on a third or even fourth agent, but rather than relying on traditional public advertisements, I’d like to explore strategies that leverage their internal networks and private client lists. Excessive public listings of the same property can be counterproductive. How realistic is it to expect meaningful results from this approach?

Hi,
Exclusivity is the best way to market any property. Giving it to more than one agent means it will never be marketed properly. If even after 12months, you still have a problem means there could be a lot of factors behind it like price, demand for that area etc

So, you would need to get your current agents honest opinions and think about giving an exclusive to another agent who will be hungry to close the sale.

Sorry to hear about your situation. It is usual that it is taking so long to secure a buyer for your unit. There are situations when there are more than 1 salesperson being engaged and nobody is investing significant efforts into sourcing a buyer.

For most situations, it can be due to the following 2 reasons.

1. Price is not right
2. Marketing is not done properly

You should have an open discussion with your agents to find out what is the main issue.

A unit’s saleability is usually linked to two root problems:
1. Marketing issue
2. Pricing issue

By marketing on the few main property portals at the right price, you should be able to receive at least a healthy amount of viewings & offers over a few months.

Having your agent provide regular feedback is also important to make the necessary adjustments. Unfortunately sometimes having more than one agent marketing could also result in none of them actually being accountable for the sale.

Did you speak to your agents to find out more about what could be a reason that the unit is still not sold?

It is not about advertisements or network sometimes that a property cannot be sold.

I met an owner who priced the property more than $300k above last transacted as well as over existing competitors in the same development, on top of similar units in other nearby projects.
