Hi, I am sure your unit has already been sold and congrats on making progress in terms of property be it upgrading or right sizing your unit . Just to answer this question for any other sellers out there with similar doubts .

Firstly, the cash you receive will not be affected by the valuation price , it will only be decided by the price the unit sold at .

The amount will be what is left after deducting outstanding mortgage loan, CPF used + accrued interest , as well as all other charges such as legal fees, Agent fees, maybe even resale levy.

The CPF amount returned will be the CPF used as well as the accrued interest it generated throughout the years. Of course the CPF can still be used for your next property purchase.
