My husband and I are PR eligible to buy house end of this Aug. When should we start to engage property agent? And how to know that agent has many house selection in his/her hands for viewing?

Firstly, you need to understand the process/timeline/finances before embarking on the property hunt and find the right agent to be able to help you in this journey.. Good afternoon Mdm,

It will be advisable to start viewing of units probably around mid to end July. Reason being that you can only ink on the OTP on/ after both of you fulfilled 3 years of SPR status individually. No point viewing too early but you cant commit and the unit you like get sold off easily (prevent heartbroken lol).

But prior to that, we can work out the numbers and shortlist/ monitor preferred units before viewing them.

Hi Mdm,

Congratulations on attaining your 3 years of SPR! You will soon be eligible to purchase a resale HDB flat!

Based on your situation, you could start house viewings sometime in July, as you will only be able to commit to the Option to Purchase (OTP) after you have met the requirements of 3 years SPR.

However, you could start to engage a Trusted agent to work out the finer details of your purchase with you and your husband anytime now. Financials, Location, Flat Size and Timeline Planning are some of the things that need to be discussed prior to actual viewings.

In my opinion, it's never about how many house selection does an agent has on hand for viewing. It's more on how well the agent understands and know about your family's needs and objectives of your purchase, so as to provide you with the more appropriate recommendation.

An example of one of my cases before the circuit breaker, I met up with one of my clients (whom are both Malaysian SPRs) looking to purchase their first HDB flat. After that one meeting with them finding out their family needs and objectives, I recommended to them a suitable location for them to look at. We viewed only a 5RM flat in the cluster the following weekend, and they were immediately attracted to the unit and were ready to commit. I helped them negotiate for a good deal and after a 4 days negotiation period, I finally managed to seal the deal for them! My clients were very surprised that their property hunt only took 1 viewing, and at the same time were similarly impressed that I managed to secure them a good deal for the flat.

Both are good questions.

There is no hard and fast rule with when you can engage an agent. You may start talking just as you did now or you may do a week or two before you reach your 3 years. The reason is that you would probably want your agent to share with you the transaction process, timeline and an estimated financial statement etc early. Besides, you may have some questions you need an answer. I have clients who have contacted me months ahead and other within a week.

With the advancement of information technology, practically every agent should have the available information to compile a list of selection for your viewing. To ensure that you have seen sufficient will be determined by the efficiency and effectiveness of the agent. These are determined by 2 factors.

In today's age of technology, every agents will have access to all houses available for sale practically in the whole of Singapore. However it is important to get an agent that is well versed in the procedures of transacting a residential property and puts your interest as a priority. A small misstep in advise given or in the handling the process might lead to dire consequence. I will explain further if given a chance. Hi Mdm,

First of all, congrats on reaching your eligibility to purchase your HDB flat this coming August! It must have been a long wait.

Before we can commit on the actual offering of a house, we will need to do the Intent To Buy online using your Singpass. So this Intent To Buy can only be done after you have fully fulfilled your 3 years as a PR which is in August. Of course we can already start to view houses even before August. I think somewhere in mid June will be great to go for viewings.

Before the search for the properties and the viewing appointments commences, one very important step will be your finances. Your agent will need to do a financial calculation for you and your husband so that you will be able to make a more informed decision when offering for a house. This step is very important. Next will be timeline planning. Based on your requirements, your agents will need to draw out the timeline for you so that everything can happen according to how you wished for it to happen. If there are anything that requirements you to tweak certain timelines, then at least your agent can inform you earlier. A good rapport built between your agent and yourself will make the whole house searching process a very fun one. In any case, house purchase is usually a very happy thing so I always believe that we need to keep it that way.

You did also mentioned about how to go about knowing whether the agent has a lot of houses on hand for you to view. Actually that is really not the important point. No matter how many houses the agent has on hand, it has to suit your requirements and most importantly suits your liking. For a responsible agent, not only will he/she show you houses that they have, they should also make efforts to bring you to view other houses that’s not inside their own inventory. When it comes to bringing buyers to view houses, there are really no short cuts.

I hope I have given a glimpse of what to expect and what I would suggest is that we can actually have a discussion so as to know your requirements better. We can meet up using video calls over WhatsApp or even use the Zoom app. This Zoom app really grew in popularity because of Covid-19.
