My property agent who has many years of experience tells me that now it is the buyer's market , she rather serve ready buyers then sellers even when she is given exclusive.
Rental also she prefer smaller units with less checklist items.
Can any very successful and experienced agent comment on this statement and such mindset/ culture in the industry currently. I feel it is very unfair for sellers / landlord who is paying the comission.
Tell me if I should stick to very experienced agents or go for less experienced agents but who are more motivated to sell my property.
How do I determine if an agent is motivated .

In my opinion, you could think about picking an agent that his/her values are aligned with yours and at the same time you feel comfortable working together with him/her for all your property transactions. A good agent is proactive and think win-win. Sorry to say but those "i rather" statements sounded rather unprofessional.

Just my humble 2 cents. Its a competitive industry, I am sure you can find one who will be willing to work with your plan and requirements. Its a professional partnership, just as he/she can be choosy with his/her clients, you also have the right to look for an agent who can be committed and professional, whom you feel comfortable with. Its about finding a suitable fit.

To determine whether an agent is motivated, typically there are some indicators such as: whether one is doing this full time as a career, the past transaction records and the kind of response you get when he/she answers property questions. Ideally, there are some client testimonials as a point of reference.

It's not about more experienced or less experienced agents. It's more about the integrity on how a person works. And also you mentioned, how motivated the person is in this industry.

True, it's now a Buyer's market. But that doesn't mean Sellers should be neglected today. Sellers can become Buyers too, especially after selling your properties. I would say it's a good time for Sellers to restructure their property portfolio in this supposed Buyer's market.

It actually does not boil down to the years of experience of an agent but of their values and integrity.

Despite it being a Buyer's market, I do not see any reason for your agent to feel that she should only be serving Buyers. There are clients in all forms - be it sellers, landlords, buyers, tenants.

Hi, I beg to differ about whether an experience agent is better or a new agent is better as they are hungrier. In my opinion, it would the attitude of serving our clients, be it seller, buyer, landlord or even tenant. So that is why those agent who has a good attitude and doing their utmost best in serving their client, will always have referral from their clients and their business kept on prospering. So for your case, I think it is time to change your agent.

To be honest, in such market trend, I'd rather be serving sellers and landlords unless their expectations are unreasonable.

You should spend some time evaluating different salespersons to know who are the salespersons you can work comfortably with. At the same time, I believe that credible salespersons will also be sizing their prospective clients to determine if they want to take on the assignment. Those salesperson pitching using "sure sell", "no problem" are likely desperate for deals to do, therefore you must make sure you probe further on how they are going to achieve the results for you and be convinced about it.
