My wife & I have recently retired & are planning to sell our 1600 sqf CCR condo & moved to a resale HDB executive apartment preferably in Tampines (very high floor unit & must be less than 10 min walk to MRT, amenities etc) ; prefer less than 5 units per floor point block. Transaction will be fully payable in cash. As we are serious buyers, appreciate it if esteemed agents do not reply this email if your availability does not fulfill our minimum requirements. Dear sir/mdm,

Based on existing regulations, private home owners who are selling their private residential properties will need to wait out for a period of 15 months before they are eligible to purchase a resale HDB. For such downgraders, they will only be eligible to immediately purchase a resale 4 room flat or smaller units if they are aged 55 or above, after selling their private property.

Hi Sir,

I regret to inform you that as you currently own a private condo, you are not eligible to purchase a HDB resale flat that is bigger than 4RM flat, even if you're paying full cash for it. If both you and your wife are above age 55, you are only eligible to purchase a HDB resale flat up to biggest a 4RM flat.

However, if either you and your wife are below age 55, you will not be able to purchase a HDB flat. You will need to dispose off your condo, then wait out for 15 months before you're eligible to purchase a HDB flat.

Dear Sir,

With the latest HDB regulations, you need to sell away your private condo, wait out 15 months, before you are eligible to purchase a resale HDB executive apartment. If you are buying a 4-room resale HDB, and are already 55 years old and above, you can purchase immediately after selling the condo no issue.

If you still prefer to get an executive apartment, it looks like you will have to rent an interim place for 2 years so to be able to transit smoothly. The other way is to sell your existing condo with a 2 year tenancy but the buyer pool for such arrangements may be limited but not impossible.
