Hi Gurus,
Sorry that I have missed the critical information in my previous question. I will repost my question again.

My basic salary is 6000 and SA and MA already maxed out, and I have 1800 going to my OA monthly.

Current saving = 200k cash
Current OA = 60k
Commitment = NA
Condo price = 750k
Saving per month around 3.5k cash

Right now, I have 2 options when i purchase my condo. Assuming that I will sell the condo 10 years later;

First choice I'm going to use cash to pay my monthly condo installment for the next 10 years
If I use 1st choice, i m using lots of cash monthly.

Second choice, i m going to use OA to pay my monthly condo installment for the next 10 years
If I use 2nd choice, i m losing OA + compound interest for the next 10 years.

Which one is the wiser choice and can you please break down the delta between the 2 choice?

Hi,

Assuming the property appreciates when you are selling, the choice to pay full cash is always better as there is no need to return any accrued interest that will be there had the CPF not been utilized for property, and as a result you can get more sale cash proceeds once the sale completes. Your net position between the 2 choices will be better for an all cash funding of the purchase.

In reality, most of us would need to use CPF to fund the downpayment and the monthly of the ideal home, unless they can do away with a lot of their requirements such as a smaller place or a much cheaper home at an undesirable area.

The good thing about buying now is that interest rates are at all time low and will stay that way for the next few years, which means you are paying less interest overall when you sell in the future.

The typical breakdown of SC 1st residential purchase as follows:

Cash 5%
Cash/CPF OA 20%
Max home loan 75%
Stamp duties and legal fees approx 3%
