Our children is going to inherit the private property from us. Can they buy another property before the inheritance or after the inheritance?
If he buy a HDB or EC from the open market? Does he need to fulfill the MOP?
If it is a Condo (new or resale), any restrictions?

By the way, there be more restrictions for a HDB flat and your children would be required to hit the MOP of his or her flat first in order to be able to keep the private property that is from you.

Hi William,

Thank you for the query, your children will still be allowed to purchase properties on their own, if they fulfill the eligibility requirements should they be looking into purchasing HDB or brand new ECs. For HDB, they will be required to fulfill the 5 years MOP. During this period of time, should they inherit your property, HDB will require them to dispose off 1 of the property. Otherwise, should they be Singapore Citizens household owning a HDB, they can still retain the inherited property. There is no restriction for private condo whether new launch or resale.

Good evening William,

They can purchase a residential property before or after inheritance no issue, as long as they are of legal age 21 and are financially equipped to do so. It is better to purchase before inheritance, because simply speaking, if they inherit the property first then purchase the 2nd property, ABSD is going to apply for the 2nd property purchase. If its the other way round, no ABSD is applicable for inherited properties, even though they already own 1 property at the point of inheritance.

If your children purchase private properties (be it new launch or resale), they need not fulfil any MOP. If they want to purchase resale HDB on their sole name, they need to be 35 years old single and above. MOP of 5 years will apply, and if any inherited property during this MOP period, they may be required to sell off their HDB.
