Hi Sean,

I believe that it will take at least a few months before the market feels anything. And the current objective of the govt is to stabilize the market and filter out speculators with no holding power, so as to prevent property bubble and foreclosure losses.

Meanwhile, investors (mid to long term) as oppose to speculators (short term) will see this as an opportunity to enter the market. This once again proves why overseas investors for asset class likes Singapore, due to the stability of the govt and the local market.

Regardless, there will still be units with a NEED to sell. But i do not think there will be a lot of it in the market.
