1) I am a new SG citizen and my wife is a SPR for full 2years. Are we eligible to purchase a resale HDB?

2) I am currently an owner of a private condo awaiting for TOP by end of 2014. If I were to sell off my current private condo, are we considered as eligible to purchase resale HDB immediately after selling off our private condo?

3) if we are not eligible to purchase a resale flat immediately after selling of our condo, how long must we wait in order to purchase a resale HDB flat/ new flat.


4) Are there any additional charges/ tax which we are needed to pay upon selling our condo before TOP? Or kindly advise us what is the minimum period for an owner to sell the condo without any additional charges or tax.

5) Last but not least, may i know what is the max capped of both husband and wife salary to be eligible for purchase of resale HDB?

Morning,

1) Since you are SC hence your spouse do not need to fulfill 3 years SPR to purchase resale HDB unit
2) Before you opt to sell away your private property, you will need to note your date of purchase of the private property to avoid SSD. If you are not taking HDB loan or grant, you will be immediately eligible to purchase resale HDB unit with bank loan.
3) If you are looking to obtain housing grant and HDB loan, you will need to wait for 30 months. You will also need to fulfill the income ceiling requirement.
4) As per my response in question 2, you will need to note the date of purchase of your private property to avoid SSD.
5) If you are taking bank loan, there will not be any income ceiling to look into.

Good Day to you,

To help with your queries, since one of you is a Singapore Citizen, you are eligible to purchase a resale HDB flat.

In regards to your condominium, if it was purchased on or after 14 January 2011, seller stamp duty will be applicable if the property is sold within 4 years of purchase.

If you are planning to sell your condo and apply for CPF Housing Grant and take a HDB loan, you will need to wait 30 months before you will be eligible to buy a HDB Resale Flat.

If you are not planning to take a HDB loan / apply for CPF housing grant, you will be eligible to buy a HDB resale flat after selling your condo.

Also, there is no cap to be able to buy a HDB Flat if you are not planning to apply for HDB loan / CPF Housing Grant.
