Singapore Citizen with unmarried son residing in 3rm resale hdb - MOP over.
Like to upgrade however income (myself) and son exceeds S$12000.

1) Can I go for resale flat with all three members?
Else 2) get BTO/SBF for myself+ wife only. Son plan to marry shortly. Once he got married can I add him and his foreign spouse as occupant later once he got married?

Hi,

1) Yes, you are eligible to buy resale with your current residences combination.
2) As for your concern about the household income limit. Currently, the incoming ceiling is $14k for an HDB flat. So you are still eligible for HDB loans, BTO flats, and grants if eligible.
3) If your income level is sufficient to get a sufficient loan then there is no necessity to include your son as owner.
4) Your son can apply for his own HDB (BTO) later when his foreign spouse became SPR, or buy a resale flat under the Non-Citizen Spouse scheme.

Dear Sir,

There is no income cap when you wish to buy a resale HDB. For BTO, the cap is $14,000.

You may purchase under your name and your wife name and add your son and his spouse as the occupier. In this way, he will be able to enjoy the first timer grant when he applies for a HDB in the future.

To answer your question, the income cap for BTO/SBF is $14,000 not $12,000.
1) Yes you can go for a resale with all 3 members and there is no income cap for resale.

Based on your situation, you have a choice of both options, resale HDB flat, or BTO flat.

However, do take note that BTO Timeline will take much longer (at least 5-6 years) for you to make the switch, while a resale HDB flat option, you can move as early as within the next 6 months. Hence, it depends on your urgency to make the upgrade.

Hi,

Based on the scenario shared, you can go with either resale HDB or BTO. However, BTO / SBF requires a waiting time of 4 to 5 years and you may not necessarily get your preferred queue number to be able to select an unit. Purchasing resale HDB is more straightforward and typically the sizes are bigger for older properties will can accommodate your growing family. You can add in their names as occupants after purchasing the property.
