Single divorced 40yrs old intend by HDB resale flat assuming cost 430k. I've 400k Cpf OA. Unemployed and not going take any loan. Can help to give breakdown of cash that I need to prepare. Thanks

Hi,

1) Flat price = $430k
(a) Buyer stamp duty = $7.5k
(b) Cash portion = Option + exercise fees; $5k (cash) + $1k (cash) miscellanous such as caveat, resale application, valuation, fire insurance, etc.
(c) Legal fees of $2k
(d) Shortforth = $30k cash

2) Total estimated cash needed = $7.5k + $6k + $2k + $30k = $45.5k.
