There seems to be a lot of talk about 1 bedroom condos (Mickey Mouse) not being the investment vehicle of choice for capital gains. The rationale is that it would take a long time for the PSF of the surrounding real estate to increase significantly, before you can realize significant gains on your 1 bedroom condo. Is this truly the case or is this just a myth?

There are 2 points you mentioned here;
A. 1BR condo
B. Capital Gain

Capital Gain depends largely on economic outlook, government policies, location, and future developments nearby.
So its true what you mentioned about gains depending on surrounding real estate.

1BR Condo is, though waning, still the preference of investors. However, due to changing sentiments/conditions, 2BR are gaining priority interests.

Hi Kenneth,

Allow me to share with you some examples and you decide for yourself if there's capital gain for 1-bedroom condo/apt.

1) City Square Residences #09-XX
Bought in Mar 2010 for $779K, sold in Jan 2013 for $1.07M, annualised gain of approx 11.8% excluding rental yield.

2) Caspian #04-XX
Bought in Mar 2009 for $356K, sold in May 2012 for $612K, annualised gain of approx 18% excluding rental yield.

Similarly, there are 3-bedroom condo/apt that posted negative capital gain such as:

3) The Oceanfront #05-XX
Bought in Jul 2007 for $3.42M, sold in Jul 2013 for $2.72M. Even if we include the rental yield, it would unlikely be able to defray the capital loss of $700K.

In short, pick the right project and any type can also make money.
