In my opinion, the HDB resale market activities have slowed down, so to secure a buyer who is willing to pay a high price for your flat, it is best to set aside 3 months to 6 months for the marketing period to be safe.

I believe no agent can guarantee a fixed timeline to sell your property, unless the agent undertake to buy the property from you should they fail to sell it within the stipulated timeline.

Having said that, there are various factors which may affect the time needed to sell a property. For example, the market demand within the area is an important factor. Places whereby Demand exceeds Supply will find the properties sold quite quickly, as compared to places where there are alot of Supply and with little Demand. Your expected Price is also a major factor. A realistic asking Price will definitely attract more serious buyers, while Buyers will be put off by unrealistic asking prices. Other factors may include unit facing, floor level, condition of unit, unit number, fengshui, neighbours' profile etc.

I am experienced and well-versed in both private and HDB resale transactions. My area of focus is in Central/Queenstown/Bukit Merah/West region, and I am blessed to have transacted several record-breaking "million-dollar" HDB flats over the past 1-2 years, with many others in the $900k+ range.
