We owned a 5 room HDB. Our 30 year loan ends in 2029. We are planning to sell our current home & downgrade to either 3 or 4 room BTO. We want to get a HDB loan again. Is it possible? And what are the criteria in getting a second HDB loan.

Hi Mr Lim,

Good day to you. How many properties do you have? If you have a private condo, you cant apply for a BTO within 30 months after the sale of the private condo.

Good afternoon Mr Lim,

you should be eligible to take HDB loan for your next HDB unless you have done these:

1) current hdb loan is your second time thus you are not eligible for a third.
2) your combined income exceeds the income ceiling
3) if you have owned a private property as your second property, you wont be eligible.

Care to share why you intend to purchase a BTO? Do you know you will be resale levy of $45k if applicable.

    I have only taken up 1 hdb loan. Our combine income ceiling is currently below $6K. I know there's a $45K resale levy. I want to purchase a BTO as I don't want to have anymore loan when i hit 55 in 5 years time. Also buying a resale flat is so much more expensive
Hi Mr. Lim,

To qualify for another hdb loan, you must not have taken hdb loan more than once, as all households are only entitled to 2 hdb loans per lifetime. Also your household income monthly cannot exceed 12k/mth.

For BTO application, your household income cannot exceed 12k/month and you must have stayed in your current hdb for at least 5 years. Also do note upon successful selection of unit, a resale levy of 45k applies if you have taken grant for the current hdb flat. BTO also comes with 3-4 year waiting time, is that suitable for your timeline?

Hi Mr Lim,

Based on your 6k income and you having took HDB loan only once, you will be eligible for a 2nd time HDB loan. However, do note that if you take a HDB loan, you will be subjected to right sizing of the loan that is to say, you will only be able to cash out maximum 50% of your sales proceed.

For your case, the financial and timeline planning is very crucial to ensure that you can have a smooth transition from your current place to your BTO unit.

It is possible for you to take a HDB loan again if this is your 2nd time and your monthly household income does not exceed $12,000.

I read from your post that you are looking to right size to a 3 or 4 room BTO. If your first home is a subsidized flat which means either a BTO or a resale flat with CPF grant, then we will need to take note that we will also be liable to pay a resale levy when we apply for the BTO again.

What I would suggest is maybe we can meet up for a chat on this. I can take this opportunity to run through the scenario with you and advise you on the timeline that will be involved in this move. As we are doing a sale and purchase together, the timeline planning is very important. And I can use this opportunity to clear any other doubts that you may have as well. No worries as there are no obligations at all. We can really just take it as a chat.

Good morning,

Both your combined household income should not exceed S$12,000. You will be required to utilize all the fund from your CPF OA, inclusive that from your current unit after the sales. You will also be required to utilize 50% of your cash proceed for the second BTO unit before HDB will loan you the balance. It would be good to understand your cash flow status before deciding.
