I am considering between purchasing a 2 or 3 bedroom resale condo around the 8-9 year mark, and would like to understand a few key considerations. Could you advise whether a 2 or 3 room is better(generally) in terms of:
1. Rental Yield
2. Capital Appreciation
3. Demand/ability to be sold

Purchasing a 3 bedder is definately a better choice. In terms of rental yield, there is not much difference percentage wise and this is also dependent on the location of the condo unit itself. 2 bedders located nearer to city area might fetch a higher demand due to demand from expatriates with small families. On the other hand, 3 bedder in neighbourhood areas might fetch a higher demand from family oriented expats or locals awaiting for their new development condo to be completed. With the government introducing restrictions on foreigners purchasing residential properties, a 3 bedder would always be in higher demand due to family oriented profile of locals. This translates to a higher capital appreciation for a 3 bedder and it is also easier to sell a 3 bedder rather than a 2 bedder. I do provide 100% free service for purchase of private properties. There is no outright answer to which is better option. Again, there are deeper insights to look into like which location we are looking at, and understanding who the general pool of buyers in the location will then give you better idea on which unit type should you go for.

In general, 2 bedrooms caters to better diversity in terms of resale or rental. Since household sizes for local residents are shrinking, and a higher costs of living in Singapore also means that expats tend to travel for work solo or with 1 partner only, therefore a 2nd bedroom will then be needed to house their visiting parents or family member over short term. Pricing wise, it is also lower than a 3 bedroom in the same project, therefore has lesser risk involved.

In terms of comparison between 2 and 3 bedroom units in the same project, I think the rental yield and capital appreciation are comparable. 2 and 3 bedroom units typically have a large pool of potential buyers who are upgrading from HDB. For investment purposes, it will be ideal to purchase in areas which are well connected or in areas where there are upcoming transformation to stand a higher chance of making a good profit.

As for capital appreciation, a 8 or 9 years condo may have past its peak already. If your focus is capital appreciation, you may want to consider the newer condos instead.
