We rented whole unit and there are 3 old aircon units. The 2 year's contract mentioned we need to do quarterly maintenance. We did it for the first year, but we rarely use it for second year so we did not do the next few maintenance until near to the handover. The aircon professional said only 1 unit need a chemical wash. The rest is in good condition. But now the landlord forced us to do chemical overhaul. Is this appropriate? Is this an obligation for overhaul even all units are in good condition?

If you had an agent representing you when you signed the initial tenancy agreement, he/ she should be able to help interpret the contract, advise you, and represent your best interests. This will make sure you are not taken advantage of as a tenant, by landlords who are likely a represented by a professional agents too.

In your scenario, it does sound like there was some breach of duty, but there could be room for negotiation.
