Hi Charlene,

To add on to Darren's excellent and concise answer, dual key units offer a very flexible arrangement.

For example, you may choose to stay in one of the separated units and rent out the other unit for rental income to help with the mortgage payment. There is a lot of privacy because the tenant has his own set of keys to his unit and neither you nor the tenant will have to pass by each other's unit to get to your own unit.

Later on, when your family gets bigger, you can choose to live in the combined larger unit.

Similarly, vice-versa, if you have a big family now, you can stay in the combined larger unit, and when your children grow up, get married, and shift to a place of their own, you can rent out one of the units.

Currently, I do have a freehold 3 bedroom unit with dual key feature for sale. It can be separated into a 2 bedroom and a 1 bedroom unit. It is near katong/parkway area. Excellent rental yield potential.

If you are interested, do contact me for more information and floorplans.

Thanks!

In the context of condominiums in Singapore, a "Dual Key" unit refers to a unique layout designed to function as **two separate living spaces within a single condo unit**. Here's a breakdown of the concept:

**Concept of Dual Key:**

* **Two Self-Contained Apartments:** A dual-key unit essentially combines two self-contained apartments under one roof. It typically features a shared main entrance, but the individual units have their own entrances and can be locked off from each other.
* **Appeals to Diverse Needs:** This design caters to various needs, such as:
* Multi-generational living: Accommodating elderly parents or adult children within the same unit while maintaining privacy.
* Investment opportunity: One unit can be rented out for income generation, while the other unit is used by the owner.

**Typical Layout of a Dual Key Unit:**

* **Larger Unit + Smaller Unit:** Dual-key units often consist of a larger unit (e.g., 2-bedroom) and a smaller unit (e.g., studio). The larger unit might have a full kitchen and living area, while the smaller unit might have a kitchenette and more compact living space.
* **Shared Foyer:** There's usually a shared entrance foyer leading to the entrances of the two individual units.

**Benefits of a Dual Key Condo:**

* **Flexibility and Privacy:** Offers flexibility for living arrangements while maintaining privacy between units.
* **Potential Rental Income:** The smaller unit can be rented out, generating additional income for the owner.
* **Cost-Effectiveness (Sometimes):** Dual-key units can sometimes be slightly more affordable per square foot compared to purchasing two separate units. However, they might still have a higher overall price tag due to their larger size.

**Things to Consider with Dual Key Condos:**

* **ABSD Exemption:** Dual-key units are considered a single property for stamp duty purposes. This can be an advantage as it exempts you from Additional Buyer's Stamp Duty (ABSD) that might apply when purchasing a second property.
* **Management and Upkeep:** Owning a dual-key unit might involve additional management considerations if you plan to rent out the smaller unit.
* **Resale Potential:** While some buyers appreciate the flexibility of dual-key units, the market for them might be slightly smaller compared to regular condo units.

**In your example, "2-bedrm dual key"** represents a dual-key unit with a larger unit that likely has two bedrooms. The smaller unit's configuration (studio, 1-bedroom) would depend on the specific development.
