Hi,

Selling hdb in the open market means you can advertise the property for sale to the general public and sell to a buyer who is eligible and willing to put a good price. Typically selling in the open market is preferred for most owners as they can fetch a higher price than if one were to sell back to hdb. Most owners only go for the "selling back to hdb" option as a final resort.

Good afternoon seller,

Usually once the flat owners fulfill the minimum occupation period, they can sell their flat in the resale market where both willing sellers and buyers agree to purchase at a certain price.

As for sale back to HDB usually happen when you need to sell it off within the minimum occupation period. This is not rare but just not common as selling in resale market will usually yield better returns.

You did mentioned you are divorcee. What's the final judgement? When do you need to sell the unit by?

HDB units at Jalan Membina are highly desirable due to its centralized location. It will not make any financial sense to sell it back to HDB as you will only likely to get back a percentage of the full valuation. It is recommended that you come to mutual consensus with your ex to sell it on the open market.

Under normal circumstances, HDB would not buy back your HDB unit. They would advice you to sell it in the open market or resale market as indicated on your court order.
